Finding the right builder in Auckland
Auckland is New Zealand's biggest and busiest building market, from brand-new homes on greenfield sites in the south to renovations and infill housing across the central suburbs. With hundreds of building companies and independent builders working across the region, narrowing the list to the right one for your project, and your budget, takes a bit of homework. The map above shows home builders near any Auckland town or suburb you enter, ranked by distance and showing their Google rating, so you can start local and compare.
Building across Auckland's regions
Auckland covers a huge area, and many builders focus on particular parts of it. On the North Shore and Hibiscus Coast you'll find established firms handling family homes and coastal builds around Albany, Takapuna and Orewa. West Auckland, from Henderson out to Helensville, has a mix of renovation specialists and group-home builders. Central Auckland leans toward renovations, additions and higher-density infill, while East Auckland covers Howick, Botany and Pakuranga. South Auckland and Franklin, Manukau, Papakura, Drury, Pukekohe and Pokeno, is where much of the region's new-subdivision building is happening. Searching from your own suburb is the quickest way to see who actually works nearby.
What to check before you hire
- Confirm the builder (or their site supervisor) is a Licensed Building Practitioner (LBP) for any restricted building work.
- Look the company up on the Companies Register and check how long it has been trading.
- Read every clause of the contract, ideally with a lawyer, before paying a deposit. Standard trade-association contracts can be weighted in the builder's favour.
- Ask for recent references and, where you can, visit a finished build or one in progress.
- Get the full scope of work, PC sums and a realistic completion date in writing.
Questions worth asking
- Who will actually be on site, and how many other jobs is the team running at once?
- How are variations and cost increases quoted and approved?
- What does the guarantee cover, and who do I call if something goes wrong after handover?

Auckland builder FAQs
How do I find a registered builder in Auckland?
Search your suburb on the map to see builders working nearby, then confirm each one is a Licensed Building Practitioner on the LBP register and check their record on the Companies Register before making contact.
What should I check before signing a building contract?
Read the whole contract, ideally with a lawyer, before paying any deposit. Make sure it has a clear scope of work, sets out how variations and PC sums are handled, gives a completion date, and spells out what the guarantee covers. Be careful with standard trade-association contracts, which can favour the builder.
Do the builders on this map have reviews?
Ratings shown come from Google. The map helps you find builders near you, always do your own checks and speak to recent clients before committing.
